*SENIOR PROPERTY MAINTENANCE MANAGER SUMMARY/JOB SCOPE*
Reporting directly to the Director of Operations, the Senior Property Maintenance Manager is responsible for providing managerial support to the day to day operations of the janitorial and maintenance operations department including coordinating and managing the activities of the workforce engaged in maintenance of condominium residential and commercial properties.
The Property Manager works closely with the Director of Operations to ensure that efficient and professional services are provided to all involved with the daily business transactions of the condominium.
*SENIOR PROPERTY MAINTENANCE MANAGER ESSENTIAL FUNCTIONS/MAJOR RESPONSIBILITIES*
* Oversees cleanliness and maintenance of residential, commercial buildings and grounds within the Condominium Quadrant also known as a Section
* Directs workforce engaged in janitorial and light maintenance duties including sanitation, snow removal, graffiti removal, light painting and plastering, minor electrical failures and other common area failures
* Prepares work orders for major maintenance projects and submits them to the Director of Operations and/or department managers having jurisdiction over the particular type of work such as plumbing, electrical, painting/plastering, heating, waterproofing, grounds, construction, etc.
* Inspects apartments for damage resulting from common area failures such as water pipe breaks, sewage backups, etc.
, and directs workers to restore apartments as necessary
* Responsible for Condominium compliance with all laws and regulations as well as building, safety and fire codes
* Reports quality of life concerns and violations of condominium regulations to Director of Security and/or Director of Operations
* Responds to tenant complaints making appropriate corrections
* Drafts requisitions for tools, equipment, and supplies
* Studies production schedules and estimates workforce requirements for completion of job assignment
* Interprets company policies to workers and enforces safety regulations
* Establishes or adjusts work procedures to meet service schedules
* Suggests changes in working conditions and use of equipment to increase efficiency of work crew
* Analyzes and resolves work problems, or assists workers in solving work problems
* Initiates or suggests plans to motivate workers to achieve work goals
* Directly supervises approximately 50 employees in Janitorial and Maintenance functions
* Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws including training employees; planning, assigning, and directing work; appraising performance; rewarding, counseling and disciplining; addressing complaints and resolving problems.
* Performs additional assignments as required by operating needs of the company or as directed by upper management.

* Experience in property management preferred
* Ability to manage multiple projects, prioritize and meet deadlines in a fast-paced environment
* Excellent interpersonal and communication skills, with demonstrated ability to speak and write clearly
* Excellent organization, time management, and follow-up skills
* Acute attention to detail
* Experience with MS Office and data entry
* Demonstrated ability to be self-directed and take initiative
* Demonstrated ability to maintain professionalism and confidentiality

*SENIOR PROPERTY MAINTENANCE MANAGER EDUCATION AND/OR EXPERIENCE:*
* Bachelor’s degree in Business Administrations/Management, or combination of education and experience
* Minimum four plus years of general property management experience
